Housing regulation: update October 1, 2020


The Municipality of The Hague has implemented a housing regulation on 1 July 2019.


In many cases you must apply for a housing permit and this application is assessed on income. Your gross annual salary is taken into account: this is your monthly salary x 12 plus an 8% holiday allowance. Your additional conditions such as allowances, 13th month, etc. are also included.


We always speak here about the basic rent according to the housing evaluation system (or point count)


For you as a home seeker this means the following:

Do you want to rent a house with a maximum basic rent of € 737.14?


Then your income may not exceed: € 47,325 gross per year

This applies to 1 and more person households

If the home has 142 (€ 737.31) or more points, it falls into the free sector.


The landlord may then determine the rent himself BUT is the house a maximum of 185 points in accordance with the points? Then you ALSO need to apply for a housing permit!


Do you want to rent a house with a maximum basic rent of 185 points (€ 951.19)?

(note the requested rent can be higher, e.g. € 1,100)


Then your / your gross annual income may not be higher than:

Income 1 person household: max € 58,583 gross per year

Income multi-person household: max € 68,583 gross per year
